Frequently Asked Questions:

Q:        Will there be a bathroom?

A:        Yes. There will be a Owners bathroom located in the T-Hangar building (Shuksan) that will be available to all association owners.  Box hangars (Baker) will also have the option for a private bathroom in each hangar.

 

Q:        Do you know what the HOA dues will be?

A:        Not yet.  The lease terms are almost complete, but they are only part of the HOA dues.  Additional costs include the building insurance policy, utilities and maintenance for the shared bathroom, other utilities, and a standard building maintenance fund.

 

Q:        What are the expected lease terms?

A:        The proposed terms are for a total of 40 years.  A 30 year initial term with two – 5 year renewal options.

 

Q:        Is a condo hangar a good investment?

A:        Yes, just like a home it will appreciate in value.

 

Q:        Can I use my hangar for other storage?

A:        Depends.  The purpose of these hangars is for aircraft storage and aviation related businesses.  Storage of aviation related items is approved, but you are expected to have an airworthy aircraft or progressing toward an airworthy aircraft.  Storage of personal items such as boats and cars is allowed, but cannot be the primary purpose of your hangar.  This rule is mandated by the FAA and Port of Bellingham.

Q:        Can I rent my hangar?

A:        Yes, many owners purchase hangars to use as rental investments.

 

Q:        Can I live in my hangar?

A:        No, the hangars are for aircraft related business and aircraft storage, not for residential use.

 

Q:        What size hangar will I need for my airplane?

Q:        What happens to my hangar at the end of the lease?

A:        The buildings could revert back to the municipality, but in the past, the leases have been extended .

Q:        Do I send my lease payment to the lessor?

A:        No, you will send your monthly or quarterly dues to the Condo Association and the Condo Association treasurer will make the lease payment.

Q:        Do I need to carry insurance on my hangar?

A:        There is condo insurance policy on the building that include liability and fire replacement. This does not cover contents in your hangar or your aircraft.  This is something each owner needs to provide if desired.

 

Q:        What does the maintenance fund pay for?

A:        Common bathroom, ground maintenance, exterior building maintenance.
